How consumers behave is always evolving. For the past century, every 20 years there has been an evolution or disrupter in retail and how consumers live, work, play and shop. From the high streets of the 1920s, to the supermarkets of the 1940’s, to the shopping centres of the 1960’s, to the out-of-town retail warehouse parks of the 1980’s and to the evolution of internet shopping in the 2000’s. Seeing online retail sales surge from a low base to 26% of total sales in 2025, operating and fulfilling out of logistic distribution centres, last mile logistics and in-store. With online sales expected to grow to around 30% in 2031, this suggests that in-store retailing will still account for around 70% of total retail sales (Source: CACI).


It is well documented there is an over-supply of retail, over-lapped with rise of logistics serving online deliveries. However, true to our name, we believe the tide is turning.
